RESIDENTIAL DESIGNS WITH BLUEPRINTS

$250.oo for a consultation fee which I deduct from the total charge if I am hired to produce a plan.
$0.75 per square foot for RESIDENTIAL remodeling/addition houseplan for an existing house.
$0.50 per square foot for a new custom houseplan for a new house.
$350.00 minimum charge.



CERTIFIED COMMERCIAL DESIGNS WITH BLUEPRINTS

$3.50 per square foot for COMMERCIAL remodeling/addition building plan and permitable drawings for an existing building. Includes stamped MEPS (mechanical, electrical, plumbing, and structural.)
$2.50 per square foot for COMMERCIAL INTERIOR remodeling building plan and stamped drawings for an existing building. INTERIOR means NO structural stamp is required.

All of Randall's blueprints or copies of houseplans are provided on 24" X 36" pages or 18" X 24" pages
depending on the size of the house on the page at 1/4" scale. I supply 6 sets of copies for the project which
are included in my design pricing for custom remodeling houseplans. All plans are builder approved and qualify for a building permit.

I require 35% downpayment/retainer to start the plan design process.

A consultation site visit is required to
design remodeling homeplans. On a site visit,

(1) Randall will evaluate what you need in a
remodeling plan,

(2) statistically estimate what the remodeling or
new addition may cost to build,

(3) evaluate statically how your remodel/addition
ideas will affect the appraisal of your house
in your neighborhood,

(4) Randall will customize a consultation site
visit to meet your specific needs.

(5) A consultation site visit is $250.

(6) After design contract is signed by customer,
Randall with take As-Built Measuring and Photos to start
the design process.


RESIDENTIAL DESIGNS WITH BLUEPRINTS

Pricing example for RESIDENTIAL remodeling square footage:
1000 Sq. Ft. X $0.75 per square foot = $750


For Remodeling Plans, I charge $250 for the initial consultation.
I deduct the $250 from my fees if you hire me to design the project.
I charge $0.75 per square foot of the house project where we are putting the new design
including the actual area where the new design is going to be plus the additional
remodeling area.
So if you were adding a 500 square foot addition and changing the existing room which is
300 square feet, my price would be (500 + 300)800 X $0.75 = $600.
At the beginning, this would be an estimated cost.

The House Plan and Randall Henley is not liable for incidental, special, consequential, or indirect damages of any kind,
including, but not limited to, loss of anticipated profits, business opportunity or other
economic loss arising out of the use of services or any construction plans received from
The House Plan and Randall Henley even if Dream Home Plans has been advised of the possibility of such damage.
It is the customer's responsibility to ensure the accuracy, compliance with local building codes(s),
applicable statute(s) or regulation(s), and fitness of purpose of any plans or construction information
received from Dream Home Plans prior to the use thereof. In the event that any liability is
imposed on The House Plan and Randall Henley, The House Plan and Randall Henley liability to you or any third party
shall not exceed the price paid for the The House Plan and Randall Henley house plans product.
